At the halfway point of the Park to Port Bike Ride earlier this month
I’ve been passionate about cycling for as long as I can remember. For me, there’s not much better than hopping on my bike and exploring Houston with my kids or even simply cruising around the bikeable Heights on a beautiful day. I hope you’ve been following my bike tour around Houston from 2014, but don’t be fooled, I’m still frequently on my bike these days. In fact, I just had the pleasure of participating in the Park to Port Bike Ride a couple weeks ago!
I’m not the only one who takes great joy in staying active and getting around by way of bike. According to Ed McMahon, a senior resident of the Urban Land Institute (ULI), “Cycling is the fastest growing form of transportation in the U.S.” This is having a profound effect on real estate all around the country as an increasing number of people want to live close to cycling trails. The ULI held a panel discussion here in Houston a few weeks ago and it was revealed that a number of bicycle trail-oriented developments are in the works, including four or five proposed residential projects along the Buffalo Bayou Park trail.
A study by ULI called “Active Transportation and Real Estate: The Next Frontier” dives into this growing trend of new real estate projects being developed right along trails, and with cycling/active lifestyles in mind. It looks into 10 new developments in the U.S. and beyond which have direct access to bike trails and specifically cater to the cycling lifestyle with a boatload of special amenities like extra-wide hallways and bike elevators, a bike repair room, a bike valet, and on-site bike rentals or a bike-share system. As the popularity of cycling continues to grow, expect to see more and more developments like these pop up in the coming years.
The study nicely sums up this newfound harmonious connection between the cycling community and real estate world. “Through supporting bike infrastructure, real estate professionals can play a significant role in creating healthier, more sustainable communities. They can also help position their projects and communities in a marketplace that increasingly values active transportation.” As a cycling enthusiast, I can’t wait for these bike-friendly projects to make their way to Houston!
